    Queen size Sofa bed is available for our guest’s convenience.
    A Fireplace located in the spacious living room offers plenty of seating and views of the lake. Great for entertaining!

    The spacious kitchen has a walk-in pantry and features all stainless steel appliances: dual ovens, fridge, microwave, gas stove, dishwasher, electric kettle, toaster, blender, crockpot. Plus, a Keurig Coffee Machine and traditional drip coffee maker (ground beans) for Coffee lovers.
    Properties are equipped with the following items to accommodate the max occupancy of the home: basic dining, cooking and serving essentials including plates, bowls, silverware, wine and drinking glasses, cooking utensils and kitchen accessories such as can opener, wine opener, measuring cups and more. We also provide a spice rack, salt and pepper.

    The step-down Wet Bar offers incredible views of the lake, has its own fridge, and Key West Margaritaville Blender.

    The bathrooms are stocked with towels, shampoo, conditioner and liquid body wash. There are also fully equipped laundry rooms with washer, dryer, ironing board and iron.

    House Supplies:
    Home is stocked with an initial supply of trash bags, paper towels, kitchen sponge, hand soap, dish soap, dishwasher pods, toilet paper, laundry pods.

    Guest access

    Guests will have full access to Home, garage, backyard and Pool/spa except the master closet and hall closet.

    HOA Rules:
    NO street parking after 6 pm, (Extra Parking available outside the main security gate)
    NO commercial vehicles or Oversized Passenger Vehicles after 6 pm and not allow on Sunday All-day
    NO RV or Truck RV conversion after 6 pm (can be parked in front of the security gate)
    NO Swimming, boating or fishing in the lake (long term residents are allowed)
    Community Facilities – such as community pool are residents only

    Other things to note

    Please note that we have surveillance cameras on the property. These cameras are all located on the exterior of the house only, not in private areas.

    On the kitchen counter, you’ll find a tri-fold folder with all the community rules, house rules, check-in instructions, emergency numbers, Wi-Fi info. It is your responsibility to inform your guests of these rules and make sure they comply regardless if they are day/overnight guests of yours.

    Standard check-in time is 3:00 PM on every reservation. Check out time 10 am. An additional charge will be added for any non-approved late check-outs ($50 per hour). It can be flexible if you ask ahead of time.
    LATE DEPARTURE WITHOUT APPROVAL: If you have not vacated the premises by 10:00 am without prior approval for a later check-out time, you will be charged $50 per hour.

    Maximum Occupancy:
    The maximum number of guests allowable to stay at the property after 10 pm is limited to 12 people per the City of Indio municipal code, failure to comply can result in fines $1000+, eviction and loss of rental license.

    PARKING: There is no street parking allowed after 6 pm but additional parking is available in front of the 24 hr security gate. There is parking for about 2 cars in the driveway and 1 spaces in the garage. All cars must first utilize the garage and driveway. During the day time street parking should not be double parking, blocking the sidewalk, parking in wrong direction

    EARLY DEPARTURE/EVICTION POLICY: NO REFUNDS for early departure and/or eviction in any circumstance.

    If you would like pool heat added to your reservation, please let your property manager know at least 48-hours in advance of your arrival.
    We do charge a fee of $70/night, if you would like the pool to be heated to 82-84 degrees. Cost to heat Spa is $30/night.

    PET(s) Policy.
    Please let us know if you are going to be accompanied by your pet.
    If we find out after the fact that you had a pet during your stay you may be charged other fees for any services the owner may have incurred because of bringing your pet.
    Service dogs are welcome. There will be an extra $150-dollar cleaning fee & $200 refundable pet damage deposit added to your reservation and you will also still be responsible for any damages the service animal does during the duration of the stay. This also goes for any guests that you may have over that brings a service animal. Penal code 367.5 will be enforced.

    LAKE RULES: No swimming in the lake, you will forfeit your stay if you do and you will not be refunded, and amount of funds already paid for your stay and you will be asked to leave.

    NO SMOKING POLICY: All our properties are non-smoking. There will be an extra cleaning fee added if this rule is broken up to $2500. Smoking is permitted outside only with kitchen slider, doors and windows all closed.
    NO PET(s) Policy. If you are found out that you brought a pet, your stay will be terminated, and you will be asked to leave immediately. It is solely your responsibility to inform any guest(s) visiting you at this property or staying with you of the pet rules before they arrive. A refund for your stay will not be issued and your deposit will not be refunded. If we find out after the fact, that you had a pet during your stay you may be charged other fees for any services the owner may have incurred because of bringing your pet. Service dogs are welcome, there will be an extra $400-dollar cleaning fee & $200 refundable pet damage deposit added to your reservation and you will also still be responsible for any damages the service animal does during the duration of the stay.     DAMAGE DEPOSIT: $800 – The guest doesn’t pay the deposit when they make the reservation. Instead, the guest will be charged if a host makes a claim on their security deposit. *Damage to the property, items in or around property grounds and or furnishings; *Dirt or other mess requiring extra cleaning; or extra cleaning due to extra guests, and or cleaning, item(s) replacement do to pet(s) or pet damage *Any other cost incurred by Homeowner due to Guest’s stay *Property manager visit(s) *Having more guests than listed on the rental agreement *Not leaving trash out on trash day, extra trash disposal or dump fee of $50

    BELONGINGS: We are not responsible for any belongings left behind after departure no matter the value. Please make sure you check for all belongings before you depart the property.

    TRASH – Bag all your trash and place it in the trash bins located behind the gate on the side. For your convenience, plastic trash bag liners are in the pantry. Please do not put boxes in the bins as they take up too much space, instead place them aside. Trash pickup day is every Tuesday morning.

    NOISE DISTURBANCES – Please be respectful of all neighbors. Noise travels easily in the mountains & we require that our guests be respectful of the full-time residents that live nearby. Quiet time is from 10:00 pm – 8:00 am. If we receive any complaints, we will attempt to contact you once to request that you reduce the level of noise. If noise continues you may be asked to vacate the property without any refund.

    WEATHER CONDITIONS – Guests are responsible for checking driving and weather forecasts in preparation for desert conditions at various times of the year, including, but not limited to fog, wind, rain, storms, etc. We do not refund due to weather conditions, road closures, driver’s abilities or vehicle limitations.

    PERSONAL BELONGINGS: We are not responsible for any personal belongings left behind no matter the value. If you leave something behind, we will not ship it to you unless you provide a label and mailing instructions along with providing insurance on any item that you want to be shipped back. We are not responsible for any item we ship to you that does not make it to its destination. The fee for shipping an item to you even if you provide a label is $50. Any item over 5lbs will have to be picked up by you personally.

    THEFT OR DAMAGE – In the event of theft from or damage to the property caused during my stay, I authorize the owners upon inspection, to notify me and charge my credit card for up to $5,000 to cover repair or replacement of property. Check out instructions:
    During the following festivals: (Coachella, Stagecoach, Desert Trip) the cleaning fee is $395, and the damage deposit is $1900. NO SUBLEASING!

    DIRTY LINENS: Please gather all your towels and place them in the laundry and start a load if you can before leaving. We would appreciate it. BEDS: Do not make the beds, leave all beds as is. KITCHEN: Please do not leave dirty dishes in the sink or on the counter. Please rinse off the dishes, place them in the dishwasher and start it. Any rinsed leftover dishes are to be left on the counter.

    DOORS/WINDOWS: Please make sure all doors are locked before leaving.

    THERMOSTAT: Please leave both thermostats set to 80 before your check-out.

    RELEASE & WAIVER OF LIABILITY AND INDEMNIFICATION AGREEMENT. Renter shall indemnify, defend and hold harmless the property owner, its respective affiliates and partners from and against all demands, suits, judgments, settlements, claims, damages to persons and/or property, fines, liens, losses, and other liabilities, including attorneys’ fees arising out of or in any way related to your stay in our property and its surrounding land including claims for loss or damage to any property or for death or injury to any individual. All the homes are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities.
    The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. If you leave any items behind, we will not be responsible for the item(s) and we will not responsible to ship them to you. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the property

    Beautiful, safe gated community surrounded with million dollar plus homes and views. Great for those enjoying walks our outdoors. There is plenty of hikes around. In the community, there is large green space for friends or family to enjoy some outdoor space. For little ones there is a wonderful playground. For golf lovers, there is a world renowned golf course attached tp the community. For our convenience, we are offering a golf cart for additional charge.


Amazing place!
Amazing place! Great estate to unwind at after a grueling month of working Coachella/ StageCoach. Had a wonderful time and recommend this to any everyone. Will definitely be back.
