  One private compound, three separate homes: a Main House, Bunk House and Barn House across five gated acres and approximately 4,500 square feet of indoor living space. 9 bedrooms, 19 beds and six baths let everyone spread out, while the shared pool patio, outdoor sauna for 6, outdoor kitchen, two living areas and recreation zone keep the group together. The primary suite opens to the pool patio, and two bunk rooms work well for kids or friends.

  Guest access
  Your group has private use of the entire five-acre Sunset Club Ranch Estate, including the Main House, Bunk House, Barn House, pool, spa, outdoor kitchen, recreation areas, and guest grounds. The main barn structure and a small number of bungalows are reserved for owner storage and are not accessible to guests.

  Other things to note
  Pool and spa heating are optional and must be arranged before arrival: spa-only heating is $100/day; pool-and-spa heating is $250/day.

  Quiet hours begin at 9PM on weekdays, 10pm Friday & Saturday . To protect the neighborhood and comply with City of Indio requirements, please keep all outdoor activity and amplified sound indoors after 10:00 PM. Guests are responsible for charges arising from their party’s breach of house rules, to the extent permitted by Airbnb and applicable law.

  A rental agreement and guest-information verification are required after booking. Ask about optional private-chef, catering, grocery-delivery, shuttle, and mobile-massage services. City of Indio STR Registration No. 051899.

  For EVENTS such as weddings, anniversaries or larger parties, please reach out regarding event pricing. Additional fees are required.

  The north field beyond the barn is not irrigated; guests still enjoy more than three acres of landscaped lawn.

  Other things to note
  Liability Release– Guests, for themselves and their respective heirs, personal representative, successors and assigns hereby release the Owners of this property and their respective employees, sureties, insurer, attorneys, successors and assigns from all claims, demands, and/or causes of action the Guest has, or may have in the future, for any matter, cause or anything whatsoever resulting from, or in connection with, the property identified in this Rental Agreement, including without limitation any claim, demand, suit or cause of action which may be awarded.
  Neither the Owners of the property, are liable for any damages to Guest or Guest’s property caused by acts beyond Owners’ control including, but not limited to, Acts of God, military action strikes, revolution, pest invasion, inclement weather, vandalism or personal injury. If any defects or hazardous conditions are discovered on the property, Guest will notify the Owner at once.
  Guest acknowledges his/her awareness of the following potentially hazardous conditions on the property: (a) there are or may be steps between interior levels which may not be obvious because of the flooring materials employed; (b) tile around the pool if present, or around the any tub or shower in the bathrooms, can be slippery when wet; (c) art niches in walls can be hazardous to crawling or very young children.
  Guest agrees to use due care in the use of the premises, and waives any claim against Owner with respect to the condition of the premises, other than claims resulting solely from Owner’s or their Employee’s gross negligence or intentional misconduct. The property has a pool, Guest further agrees that he/she will not permit running or dangerous play or diving around the pool or on the pool deck and will indemnify and hold Owner and Host harmless from any injuries resulting from these actions.
