  Whether you are visiting for Coachella, Stagecoach, birthdays, reunions, golf trips, retreats, or a relaxing desert escape, this home was built to bring people together and create lasting memories.

   

  Outdoor Resort Backyard

  The backyard is the heart of the home and was designed for nonstop fun, relaxation, and group entertainment.

  Enjoy the resort-style pebble pool and spa, private pickleball court, half basketball court, putting green, pool basketball hoop, pool volleyball net, cornhole, Connect Four, firepit seating area, lounge chairs, covered patio dining, BBQ grill, and string lighting for evening ambiance.

  From sunny pool days to pickleball matches, BBQ dinners, firepit conversations, and late-night games, the backyard gives guests plenty of ways to enjoy the desert without leaving the property.

  Guests have access to private driveway parking and free street parking where permitted. The garage has been converted into the game room and is not available for vehicle parking.

  Check-in is after 3 PM.

  Check-out is 10 AM.

   

  Early check-in or late check-out may occasionally be available for an additional fee depending on the booking schedule and cleaning needs.

  Pool & Spa Heating

  Pool heat is available for $100/night to a maximum of 84 degrees.

  Spa heat is available for $35/night to a maximum of 104 degrees.

  Pool and spa heating fees are paid through the PoolPilot website/app, which turns on the pool heat the day before arrival and gives guests access to pool and spa controls during their stay. Additional platform, processing, or service fees may apply.

   

  Outdoor Heaters

  Outdoor heaters may be available to rent for $75 per heater, including one propane tank. Please message us before your stay if interested.

   

  Desert Wind Notice

  The desert can become extremely windy. Please close umbrellas when not in use and overnight to avoid damage. Guests may be responsible for damage caused by leaving umbrellas open during windy conditions.

   

  Pets

  We are pet-friendly for well-behaved and trained pets with prior approval. A $100 non-refundable pet fee applies for the first pet, and a $75 non-refundable fee applies for a second pet. Pet fees are collected after booking is completed.

  Unauthorized pets will be charged a minimum of $500.

  Pet owners are responsible for keeping pets supervised, sanitary, and well-behaved at all times. Pets should not be left unattended for extended periods and must be kept off furniture and beds unless properly covered by the guest. Any pet-related damage, excessive cleaning, odors, landscaping damage, or disturbances may result in additional charges.

  We kindly ask that all pet bathroom breaks be taken outside the property whenever possible and that guests promptly clean up after their pets to help keep the home clean and enjoyable for all guests.

   

  House Rules & Occupancy

  Maximum occupancy is 25 guests.

  No unauthorized parties, events, or additional guests are permitted. Quiet hours begin at 9 PM. Unauthorized parties, events, excess occupancy, or violations of house rules may result in additional fees, immediate termination of the reservation, and/or involvement of local authorities if necessary.

  The garage has been converted into the game room and is not available for vehicle parking.

   

  Festival Cancellation Policy

  Reservations for Coachella Weekend 1, Coachella Weekend 2, and Stagecoach are non-refundable after booking.

   

  Safety, Amenities & Guest Acknowledgment

  This property includes optional-use amenities that may include, but are not limited to, a pool, spa, outdoor recreation areas, pickleball court, basketball court, putting green, pool volleyball, pool basketball, firepit, game room equipment, sports equipment, games, kitchen supplies, cooking oils, spices, cookware, utensils, appliances, children’s items, pool toys, flotation devices, and other household or leisure items.

  All amenities are provided as-is and for optional guest use only. By booking and staying at the property, guests acknowledge that use of the home, pool, spa, outdoor areas, recreational equipment, kitchen items, children’s items, food items, and all amenities is voluntary and at the guest’s own risk.

  Guests are responsible for using all amenities safely, following posted rules and instructions, and supervising children and all members of their group at all times.

   

  Pool, Spa & Outdoor Recreation

  No lifeguard is on duty.

  Swimming, soaking, sports, games, fitness activities, outdoor recreation, and use of the pool, spa, backyard areas, pickleball court, basketball court, putting green, game room, firepit, and recreational equipment involve inherent risks, including risk of serious injury or death. Guests assume full responsibility for safe use of the pool, spa, outdoor spaces, recreational equipment, and all related amenities.

  Guests agree to supervise minors at all times, avoid unsafe behavior, follow all pool, spa, court, game room, firepit, and outdoor rules, and use reasonable care throughout their stay.

   

  Food, Consumables & Allergy Notice

  Some kitchen or pantry items may be left for guest convenience. Owner and Host do not guarantee the freshness, labeling, suitability, or allergen-free status of any consumable items.

  Guests are solely responsible for reviewing ingredients, avoiding allergens, and determining whether any consumables are safe for their own use. Owner, Host, and their agents make no representations regarding food safety, dietary compatibility, or allergen status.

   

  Security Cameras & Personal Belongings

  For the safety and protection of the property, exterior security cameras may be installed in outdoor front, side, driveway, or exterior common areas only. There are no cameras inside the home or in private guest areas.

  Guests are responsible for securing their personal belongings. Ownership and management are not responsible for lost, stolen, or misplaced items.

   

  Release, Indemnification & Hold Harmless

  To the fullest extent permitted by California law, guests agree to release, waive, indemnify, defend, and hold harmless the property owner, host, property manager, listing platforms, marketing agencies, affiliates, employees, contractors, vendors, and agents from any and all claims, demands, causes of action, losses, liabilities, damages, injuries, costs, or expenses, including attorneys’ fees, arising out of or related to:

  • Guest’s stay at the property
  • Use or misuse of any amenities
  • Pool, spa, sports, fitness, game, firepit, or outdoor recreation use
  • Consumption or use of food, spices, oils, pantry items, or supplies
  • Pet-related issues, damage, or injury
  • Acts or omissions of Guest or members of Guest’s party
  • Failure to supervise children or other guests
  • Property damage, personal injury, illness, loss, or death occurring during the stay

  Guest acknowledges that use of the pool and spa constitutes acceptance of all pool/spa risks and rules. Guests assume all risks related to swimming, soaking, slipping, diving, running, intoxication, unsupervised use, child safety, and use of pool/spa equipment or accessories.

   

  This acknowledgment is intended to be as broad and inclusive as permitted under California law. If any portion is held invalid, the remaining portions shall remain in full force and effect.
